Estell Manor

A quiet rural city in the heart of the New Jersey Pinelands

About

About Estell Manor

Estell Manor is a small, rural municipality in southern Atlantic County, New Jersey — encompassing approximately 53 square miles of protected Pinelands wilderness. It is one of the most sparsely populated municipalities in the county, with roughly 30 people per square mile, making it a place where privacy, open space, and a genuine connection to the natural landscape define daily life.

Incorporated in 1925 from portions of Weymouth Township and named for the Estell family — early settlers who helped shape the region — Estell Manor has quietly preserved its wooded, rural character over the decades. The landscape is dominated by dense pitch pine and cedar forests, wetlands, and waterways that are part of the New Jersey Pinelands National Reserve and UNESCO Biosphere Reserve. The Great Egg Harbor River and South River wind through the area, providing opportunities for kayaking, canoeing, and fishing just minutes from home.

The city is perhaps best known for Estell Manor Park, a sprawling 1,676-acre Atlantic County park that has become one of the community's most valued natural assets. The park features over 12 miles of hiking and biking trails, a boat launch on the Great Egg Harbor River, sports fields, a disc golf course, and open space for picnicking and fishing. Within the park, visitors can explore the remnants of a World War I–era explosives manufacturing facility — the Estell Manor War Works — where the federal government once produced TNT and other munitions. Historic ruins and interpretive signs tell the story of this chapter in the city's past. Nearby, the Head of the River Church stands as a historic landmark, and old paper mill ruins add another layer of local history. The Warren E. Fox Nature Center within the park offers educational programming and nature exhibits for residents and visitors alike.

Life in Estell Manor moves at a different pace. The community is known for its large lots, strong sense of privacy, and a quiet atmosphere that attracts homeowners who want space without isolation. Despite the deeply rural feel, Estell Manor is conveniently located near Mays Landing — the Atlantic County seat — as well as Egg Harbor City and the Atlantic City Expressway, making it easy to reach shopping, dining, employment centers, and the Jersey Shore beaches when the mood strikes.

For buyers who value privacy, open space, and a genuine connection to the natural landscape — but still want easy access to everything Atlantic County has to offer — Estell Manor is one of the most distinctive communities in South Jersey. It's the kind of place where you can hear the wind in the pines, watch deer cross the yard, and still be twenty minutes from the boardwalk.

The Estell Manor School District serves students from Pre-K through 8th grade — one of the few districts in the county that begins with pre-kindergarten. The school is located at 128 Cape May Avenue, Estell Manor, NJ 08319, and is a small, community-focused school with a tight-knit environment. Class sizes tend to stay small, teachers know every student by name, and the personalized attention is one of the district's biggest draws. The Estell Manor School District is independent from surrounding districts, so city families don't need to worry about redistricting from neighboring communities.

After 8th grade, Estell Manor students transition to Buena Regional High School through a sending relationship with the Buena Regional School District. Buena Regional High School serves students from several small communities in the southern Atlantic County area and offers a more intimate high school experience compared to the larger regional high schools in the northern part of the county. Students have access to standard academics, elective programs, and extracurricular activities in a setting that reflects the rural, community-oriented character of the area.

At the elementary level, St. Joseph Regional School in Hammonton and St. Nicholas Ukrainian Catholic School in Buena offer faith-based K–8 education. Atlantic Christian School in Egg Harbor Township serves students from pre-K through grade 12 with a non-denominational Christian curriculum, and The Pilgrim Academy in Egg Harbor City offers another private option for families in the area. With roughly two dozen private schools across Atlantic County, families have a range of choices within a reasonable drive.

Higher education is well within reach. Stockton University in Galloway — the major public university in Atlantic County — is approximately 20 minutes from Estell Manor and offers a wide range of bachelor's and master's degree programs.
